Home Warranties

Home warranties are usually sold by realtors to people who are selling their home as a feature to help attract a buyer. However, you can always contact warranty companies on your own for the house in which you are currently living and they would be glad to sell you a policy that would fit your needs. The home warranty covers major appliances, heating, air conditioning, electrical, plumbing garage door openers, water heaters, pool equipment, central home vacuuming systems and various other options that your house might have. The way it works is simple. Much like insurance, you pay for a policy that will cover your home for a year. Then at any time during that year, if you need service, you pay a small deductible to the service company who then sends a technician to your home. Depending on the type of policy and the company you buy that policy from, the deductible can range anywhere from $45.00 to no more than $100.00. This is great since repairs are often significantly more expensive than that. Just imagine that your furnace falls into serious disrepair and needs to be replaced. If you have a home warranty, all that you have to pay is the small deductible and the home warranty company will pay the contractor the rest of the bill. What I personally like about these warranty companies is that they require a contractor to carry at least $500,000 to 2 million dollars worth of liability insurance. In fact, most of the warranty companies perform background checks on the people who are contracting under their aegis. This is for your protection as a consumer and obviously is a good thing for the warranty company. One thing that I would like to make clear is that home warranties do not cover pre-existing conditions. What that means is if something has been broken or not installed properly before the contract has been established, then those items would not be covered. I think you'll agree as I do that this is totally fair. I feel that these contracts are a great piece of mind and that they are definitely worth the money.
